The Community is now being managed by the 3rd generation of the founders of Venice Ranch M.H.E. The community is being upgraded and modernized. The phrase “You never get a second chance to make a first impression” is what the current manager is focusing on. The entrance sign and roads are new. The median that separates the main entrance boulevard has been landscaped. The recreation hall is being totally renovated from top to bottom: NEW; a/c units, roof, floors, walls, kitchen and bathrooms. The community is having a 20’x40’ POOL installed behind the just renovated shuffle board and bocce ball courts.

Venice Ranch is a beautiful manufactured and mobile home community in a country setting. Convenient to shopping, beaches, boating, fishing, golf courses, theater, library, hospital and restaurants. Located in South Sarasota County, 1/4 of a mile from Venice City limits, Venice Ranch is on East Venice Ave., 2 1/4 miles East of 41 By-Pass and 3/4 of a mile west of Jacaranda Blvd. (Exit 193 of I-75). Sarasota-Bradenton International Airport is easily accessible from I-75 at Exit 213.

The community has a large recreation hall with kitchen, stage, separate meeting room, and laundry room. Other amenities include shuffleboard courts, 2 lakes for fishing, and a large picnic area. Storage for RVs and boats is available for ten dollars ($10.00) per year.

Venice Ranch is a home site rental community. Home sites are large, providing nice space between neighbors. Rental amount is according to size and location of home site. The majority are five hundred sixty seven dollars ($572.00) per month, if paid on a monthly basis or four hundred seventy six and 66/100 dollars ($476.60) per month if paid on a yearly basis at five thousand seven hundred seventy two dollars ($5,720.00) per year. Rental includes: excellent quality water, central sewer, garbage & trash removal, Venice Ranch Cable TV system, and use of the recreational facilities.

The majority of homeowners in Venice Ranch are from the Mid-West and Northeastern United States. Approximately 40% are seasonal residents. Venice Ranch is a retirement community. One homeowner/occupant must be 55 years of age or older. Children under 18 years of age cannot be residents, but may visit.

New and Pre-owned homes are available. Some prime homesites are also available for your choice of a new 2BR, 2Bath doublewide in sizes from 24'x32' up to 28'x70'. Prices for new homes start at $69,900.00, complete with large screened porch, concrete driveway, carport, large utility building with W/D hook-ups and central H/AC. Prices are subject to change, depending on availability.
